What A Coated Garage Floor Actually Fixes
Most Perth garages have a bare concrete slab, and a bare slab has three problems.
It sheds dust. Concrete keeps breaking down at the surface for as long as it exists, which is where the fine grey layer on everything in the garage comes from. Sweep it today and it is back next week.
It stains. Concrete is porous, so oil, brake fluid, coolant and battery acid soak straight in. Once they are in, they do not come out.
It breaks down. Water gets into the surface, salt and chemicals attack it, and over time you get pitting, spalling and crumbling around the edges and the door line.
A coating seals the slab and stops all three. What was a porous, dusty surface becomes a sealed one that you can mop.

Flake systems
The most popular garage finish we install. Vinyl flake broadcast into the coating then sealed over the top. It hides marks well, gives natural slip resistance from the texture, and comes in a wide range of blends. This is what most Perth garages end up with.
Solid colour
A clean, single-colour finish. Sharp and simple, and the easiest to keep looking new if the garage is more display than workshop.
Decorative and custom
Custom colours, logos, sectioned bays or a finish carried through from the house. We have run a home’s jarrah floorboard look straight out into the garage before, and that sort of job is very doable.
Non-slip
Aggregate added into the coating for grip. Worth doing if the slab slopes toward the door, if the garage doubles as a workshop, or if a wet car is coming in regularly.
Why We Recommend A Bonded Coating
A coating bonds to the slab and becomes part of it. That is the difference between epoxy and the loose-laid alternatives, and it matters for three reasons.
Nothing gets underneath it
Interlocking tiles and mats sit on top of the slab, which means moisture, oil and dirt get under them and stay there. When you lift them years later the concrete underneath is usually worse than when you started.
There are no joins
Seams are where things fail. A coated floor is a single seamless surface from wall to wall.
It handles hot tyres
A car pulling into a garage on a Perth summer day brings tyres in hot enough to lift cheap coatings and soften vinyl products. A properly specified epoxy system does not care.
We do not install tiles, mats or vinyl products, because we have spent 25 years pulling them back up.
Why Preparation Decides Everything
Almost every failed garage floor we get called out to look at comes back to preparation.
Coatings key into concrete mechanically. If the slab was not diamond ground back to a clean, open surface, the coating is sitting on laitance and dust, and it will peel. It usually starts at the door line and around any drain.
The other thing that gets missed is moisture. Vapour pushing up through a slab lifts a coating from underneath, and older Perth garages poured without a membrane are the usual culprits. We test before we quote.
So the process is: grind the slab back, repair cracks and any spalling, deal with oil that has soaked in, then coat. It is more work than rolling something on, and it is the reason our floors are still there in fifteen years.

Garage Flooring Questions
How much does a garage floor cost?
It comes down to the size of the garage, the condition of the slab and the finish. Preparation is what moves the price most. A sound slab is straightforward, one with cracking, spalling, old paint or moisture problems takes more work. We quote on your actual floor after looking at it.
How long does it last?
Ten to twenty years in a residential garage, and longer where the floor is looked after. Garages see far less punishment than the workshop and warehouse floors we coat, so they tend to sit at the longer end.
Will it lift when I park a hot car on it?
Not with a properly specified system installed on a prepared slab. Hot tyre pickup is a real problem, but it happens with thin DIY kits and with vinyl products, not with the systems we install.
Can you coat a floor that already has paint or sealer on it?
Yes. It gets ground off as part of the preparation. Tell us what is on there at the site visit so we can allow for it.
What about cracks in the slab?
Cracks get cut out, filled and repaired before anything is coated. If a crack is structural or still moving we will tell you, because a coating will not fix that and it is better to know up front.
Can you do the garage and the alfresco to match?
Yes, and it is a common request. Same coating carried through, or matched finishes across both.
Is it slippery when wet?
Flake systems have natural texture from the flake itself. Where you want more grip, or where the slab slopes to the door, we add aggregate into the coating.
How do I clean it?
Sweep or vacuum, then mop with warm water. Avoid harsh detergents. Keeping grit off the surface is the main thing, because grit under a car tyre is what dulls a floor over time.
